We did a refi on this one at the market peak and I insisted we keep the tab to less than 50% of equity, it's been a wild ride but still in the black. 27% correction out here from peak. | |

Even a brand new house, you will be paying for stuff you will never even expect.
I bought my house, not brand new but what I wanted (took 2 years of looking). Me and my wife actually closed on our honeymoon while we were in Mexico!
Anyway, stuff breaks, things happen, stuff changes.
Oh, then there are kids, if you have kids then you will spend some money on that house. Geeze, we had a third "unexpected" kid (well, a true blessing though) but that required another bedroom. LOL, Well, that turned into another bedroom with a bathroom and an office...
Anyway, we had an inspection done and it was pretty much on. Our hot water tank went when the inspection said it would. Our furnace, well the house did not have central air and we wanted it, but a $4,000 furnace somehow turned into a $7,000 machine... hmmm, weird.
The worst things are the unexpected. Like the ice that built up and fell three stories ripping all gutters off along the way and puncturing a hole in the last roof (kitchen) and smashing the car in the driveway. See, renting, that all would have been a landlords problem.... LOL....

I'm just saying I talked to my lawyer for 15 mins and had an engineering firm in there to check shit out, and boom $1,000. There's a few thousand dollars of repairs I'll have to do to this house initially, at least.
Shit is going to break, I'm already preparing that based on the engineer's estimates and assuming the EOL for certain items will be the more "pessimistic" guess of the engineer. The driveway will need to be repaved in 5 or 6 years at probably $5,000 so that's on the list too.
It'll be fun, I'm not worried. It's just I'm a guy that doesn't really spend that much money. Have a nice car, pay some rent, and other than food and drink, I rarely treat myself to anything big, so spending money isn't a hobby of mine. That's what I'm getting it. I don't know all the ins and outs, but apparently the engineering firm has the authority to tell you about any structural [integrity] problems of the home, while a home inspector can not. I'm not a architect, inspector, or engineer, so I'm just telling you what they told me.

| Failure of the Bush Regime Ok, as someone who spent almost 2 years in Iraq, I feel I'm qualified to report of the abject failure of the Bush Regime. To start, Iraq... sucks.. There is no other way to describe that place. On a physical level, it's freakin hot, it's dusty, and there are no trees or lawns. The bombed out buildings from 5 years ago are still that, bombed out building. The people are fundamentally religious nut camel herders with money. Uneducated, Religious fanatics.. Sounds a lot like republicans. In any case, I'm DONE. Finito. Finished. Gone from that hellhole forever. And here's my take.
What's going to happen? Well, I worked with the Iraqi government, and I have 3 words to describe them. Corrupt, incompetent, and smelly. Every single government worker from the top to the lowliest peon is totally corrupt. I'm not surprised, as they used the bush regime as their model. In any case, not only are the corrupt, but they are really bad at it. I mean, come on. We got a request for $400,000.00 CASH to buy furniture for a remote police station. HA! Naturally, they would spend $200.00 to buy furniture, and pocket the rest. They are just so damn primitive. And, they stink. I mean, going into an Iraqi building would cause your eyes to water, the stench was so overwhelming. Sweat, Urine, Feces all mixed together. They don't care, they live like that in their homes too. Never met an Iraqi who knew how to take a shower.
But, to summarize. They hate each other. I mean, with a passion. I can't freakin tell the difference unless they are wearing their ragheads. Blue/black tends to be sunni, Yellow and red tend to be shiite. But even in the government, if you are not of the right 'tribe', you are mistreated. As an American, we have a hard time understanding them. The reason is, they are FUNDAMENTALLY different. If I ask someone to prove who he is, he says Abdul is my brother, and Ali is my father. No license, no passport, just names of relatives. That's how they identify themselves, as part of a clan. A clan society is NOT ready to be a democracy. They technically have a democracy, but not a real one. So when we leave, it's going to collapse into chaos. Don't care. Let's sell them all weapons and let them kill each other. Every dead raghead means the world is a better place. Let's get the hell out of there, and let them fight it out. Iran of course, will step in, and that will force the sunni's to step in, so it will escalate to a regional conflict. The kurds, I actually like them, will use the opportunity to form their own country. Good for them. I can HONESTLY say, that life for the average Iraqi was a LOT better under sadam. Women could work, go to school, drive, dress normally. Now, you NEVER see a woman on the street. Ever. The iraqi government is still a fundamentalist government, ruled by religion.
That's it. The cause of all the problems. Religion. I hate religion, because it's founded on beliefs, while science is founded on ideas. A belief is almost impossible to change, while an idea can change. As long as we have people who think there is some 'god' watching over them, we will have people who support killing other people. The muslim religion, at the core, is a religion of HATE. HATE for anyone who is not part of your tribe. HATE to new ideas. HATE of change. In that respect, it's a lot like the fundies in the US.
Don't trust any of them... Ever.. Always carry your M-4 when you leave the camp, NEVER stop for Iraqi police, and never, ever stop at an iraqi checkpoint. Thank you for your report. We are aware of this problem, and our engineers are working diligently to find a solution.
If you've set Gmail to always use https and you're using the Gmail Notifier on a PC, you'll need to install an additional file.
1. Visit »google.com/mail/help/downloads/n···ttps.reg 2. Open the file. 3. Double click on the notifier_https.reg file. 4. Click 'yes' when you're asked to confirm if you want to add the information to the registry. 5. Restart the Notifier.
If you decide you no longer want to use the https setting, you'll need to install the other file included in the download to reset the Notifier. Use the same method as above with notifier_https_undo.reg.
