 | There is a slope in the kitchen floor !? I bought my first house in 1999 ,I noticed there is a slope in the kitchen floor that goes from the beginning in the living room to the wall of the house where the sink is ,I would say that it is about 3 inches from beginning to end ,I noticed the slope before I bought the house ,but the agent told me this is normal in all houses when they settle ,I requested an inspection by a company that the agent refereed me to , the inspection concluded it is house settled , after that I had few people tell me it is structural damage but they could not prove it was ,it is bothering me now and I am thinking to sue the real estate agent for lying to me about this issue but I don't know about the statue of limitations ,some people say there are solutions to it and some say no there are not any ,so I would appreciate it if anyone can give me the scope on this,thank you very much. |

| reply to 65690632 What makes you think the agent lied ? It is true that homes settle over time and depending on soil and environmental conditions may continue to move slightly over the entire life of the house (in some cases the movement is seasonally changing directions).
Undisclosed structural damage (if there were any) might be actionable but you say that there is no proof of structural damage. However even if there was such undisclosed damage at the time of the sale, your case would be with the seller and not your agent. You would not only need to prove that there is such damage but also that the seller was aware of it (attempts to repair, etc.). You may also be able to file a claim against the inspection company if they failed to notice obvious structural damage but you will find that their liability is typically limited to a refund of the inspection fee.
I have seen kitchens that are so small that a 3 inch slope over the length/width of the kitchen would be very significant. However I have also seen kitchens that are so large that a 3 inch slope would go completely unnoticed. It isn't clear from reading your post whether it is the slope itself that is bothering you or the idea that somehow you were treated unfairly in the home purchase. If it is the slope of the floor that is the main issue there may be options to reduce or perhaps even completely eliminate the current slope. Some of it depends on the foundation. Is this a house with basement or build on concrete slab or a perimeter foundation with crawlspace underneath the floor ? -- Got some spare cpu cycles ? Join Team Helix or Team Starfire! |

From what you have posted you don't really know what the problem is. Once the problem is identified, then potential remedies can be discussed. |

How old is the house? I have seen this in homes where the porch area was converted into living space. I was raised in such a home, and a large porch was converted into a family room. The floor had a slope away from the house for rainwater drainage, and it was left that way when it was closed in and remodeled. It had nothing to do with any failure or settling, so that may be a possibility in your situation. |

| reply to 65690632 3" isn't settling. 3" is a structural failure. I'm working on a room addition that sank 3" due to termites. I jacked it up 1/4" a day. All the cracks closed up and the doors open now! I would suggest you get under the house and see whats happening. 3" means the footings / piers / foundation could have serious issues. -- ...because I care. |

The OP stated the slope was there in 1999 when he bought the house. Maybe it was built that way? |
