Re: [Rant] Property taxes

Gas prices are cheaper and missouri non-residents get the royal raping every year when taxes are due. The good thing about IL is typically I get a $200 refund for what I pay missouri every year as a tax credit from IL.

I dunno. From what I've seen on GasBuddy, the gas prices are significantly higher on that side of the river. Unless there are some gas stations that aren't being reported that are under $3/gal over there.

This thread reminds me that I have it really, really good.

I paid $1,949.64 in property tax on an assessed $195k .2 acre with 1850 sqft home.

Car registration for two vehicles, one 2005, one 2006 will be $86 for the year.

We have no state income tax. My sales tax is 8.6%.

Our county tax is high but the city I live in has no city income tax - everything is paid via levies.

~$3K property tax, $128K value, 1750 sq ft home, on about a third of an acre.

Car registration - $56/car I believe.
6.5% sales tax.
Not sure rate for state income tax though.

Many of the states that do not have an income tax will collect personal property tax on personal use cars.

TN has no income tax and the cost to register a vehicle is $24.00. Slightly higher by $6.00 or so in other counties.

You didn't mention the sales tax.

Well you live a crappy state that sees a car as land property. Most states do not do this as it makes no sense.
Do you get a refund for periods when you drive out of state??

Texas has no income tax and does not have a property tax on cars.

if its a property tax, you can write it off against income tax.

I know of no state that bases values purely on square footage. Many things are in the mix from sq ft, to type of materials used, to where it is located among MANY other points of data used to get a value.

when they reassessed Nassau County, NJ the assesor basically plugged in different classes of square footage and some rates based on the neighborhood to determine the tax rate.

Around where I am - it is very common. Every neighboring city to us has a income tax - even small cities. They have tried for 20 years to get a income tax but we keep voting it down.

And the software will have several stats already in place - like materials used in the building among other things. CAMA systems store a LOT of info that can be used to arrive at a final appraisal value. Most of that info can be seen on county web sites.

Notice what this site says about their residential appraisal book (can also be gotten as a db).

quote:
With six classifications for building quality, ranging from low to excellent, this extensive handbook helps you eliminate the guesswork of construction quality with corresponding descriptions and photographs.

In addition, local multipliers for frame and masonry residences in more than 825 locations throughout the United States, U.S. Territories and most major cities in Canada ensure that your costs are localized and relative to current market conditions.

Locate thousands of square foot and component costs for every type of residence, including basic single-family site-built homes, low-rise multi-family apartment building, manufactured housing, older homes, town houses, duplexes and urban row houses.

Now includes costs for "green" features

In CT there is also a property tax on vehicles. Each town applies its own mill rate to the list value of the vehicle.
So a car listed at 10,000 can be taxed $450/yr in one town and $100/yr in another (depending of course on the town of residence for the owner).

they didn't take construction type into account. Just assigned value for floor types like garage attached
garage free standing
master bedroom
bedroom
kitchen
living room

and made adjustments based on neighborhood.

Some places levy property tax on cars, motorcycles, boats in addition to real estate.

the way jefferson county, mo did it was they took the manhiem (auction price) of the car and based the tax rate on that.

so if you ever want to know the auction price of your car (for dealer haggling) just call the jefferson county, MO assessor's office and they can give you the information.

Didn't know I had to mention the sales tax. The issue was with property tax and sales tax is a consumtion tax, not a property tax.

Yeah car taxes suck. Glad we have always been able to avoid those taxes where ever we have lived.

I have never liked property taxes because I don't like the idea of having to pay tax on something I already own...again and again and again... Taxes on actual transactions I can live with/understand since it is a one-time transaction.

Why don't they also just start taxing you on all the property IN your home as well? Happen to have $30k in jewelry---tax that each year. Tax your clothes each year. Tax your furniture each year as well. And add in your TVs and computers as well.

Where? So I can avoid living there.
